二手價錢不是太理想呢

真要佩服發展商,他們賣多貴也有人買,但我們小業主的二手價“好睇唔好食”!老實說若賬面賺百分之十幾是沒意思的,扣除買入與賣出的使費,徒只是益了律師、經紀、銀行及政府,我那單位只是厘印費已經是

點都唔夠 C K 鬥,以後都不會再買 C K 的樓花了。

其實我們尚算好彩,因嵐岸出售時,樓價還未大升,所以我才會即時“碌咭”落訂。那「日出X城」將會更惨, 一來是其呎價比嵐岸高 20%、管理費 $2.1/ ft. 超貴!最弊是向海那邊不正是將軍澳墳場嗎?我的地理不大好,有沒有人可以告訴我呢?如果是,五千幾元一呎望墳場就“陰功”咯

「日出X城」:
1. the locastion is extremely remote, in "shan ka la" area, not much transportastion, not near to town city
2. the so-called "sea view" flat of Phase 1 will lose the seaview soon when other phase start to construct.....
3. dont know when will the MTR station/line finish
4. small owner who buy phase 1 will need to be surrounded by a big contruction site in the first 3-4 yrs at least due to the contruction of phase 2, 3, 4, 5........ (just like the 柏慧豪X in Tin Shui Wai ( the phase 2 now building in progress, phase 1 owner need to face the noise + sand + dust, the club house is not yet built, but they still need to pay 管理費 which probably include the clubhouse fee)
5. there are too much property in TKO, supply>demand

Sausalito seems much better :
1. the seaview is permanent, even the hill view is good
2. have railway + many transportation, 5 mins go to CUHK (bus), 20 mins go to New Town Plaza (railway)
3. have supermarket nearby and have big market in Sunshine city, or you can go to City one or NewTown Plaza
4. no nearby construction sites in near future
5. the place is quite (except those living in the lower floor of block 1 and 2 --> the bus is very very noisy)

I think Shatin is a better place to live because the air is good

嵐岸3房呎價4984 [17:18]

中原地產分行高級分行經理王子康表示,馬鞍山嵐岸收樓在即,部份2房單位的準業主於近日已獲發入伙紙,而3房單位相信於月底前亦將獲發入伙紙,預計嵐岸單位將於月內安排陸續收樓。

The first hand owners of 939 ft flat always earn the most when they sell, usually can get 15-20% profit

The recent transaction price of 813 feet is very attractive, just $4428, same as the 15 years old SunShine City

It make me want to buy 1 more flat.. (if I win 3T or marksix)

First of all you need to understand selling is their bread and butter, their ultimate wish is to boost transactions up,nothing more and nothing less. Indeed their source of news now mainly from here as we have the latest. Trust them if they can give you our keys!
